Zillow, Realtor.com and Redfin own the listing searches and no agent is going to take those back. Real estate SEO that works is built on the searches the portals are structurally bad at — neighbourhood knowledge, the selling process, and you by name.
Start with the uncomfortable arithmetic. 'Real estate website' pulls 14,800 US searches a month and scores 100 on difficulty — that is the portals, and it is not a market an individual agent or a small brokerage enters. Any proposal that quotes you that number as your opportunity is quoting a number you cannot have.
The reachable market is quieter and much more useful. 'Real estate SEO services' at 720 a month and difficulty 10, 'real estate SEO company' at 320 and difficulty 6 — and, more importantly, the local searches in your own market: neighbourhood guides, school catchment questions, 'is now a good time to sell in [area]', and your own name.
That last one is underrated and free. A meaningful share of real estate enquiries come from someone who already has your name — from a sign, a referral, an open house — and searches it. If what they find is a brokerage-templated profile page rather than something that builds confidence, that is a lost listing you never knew about.
Where agents genuinely beat the portals is knowledge the portals cannot synthesise: what a specific street is actually like, how a building's strata has behaved, why one block trades at a premium over the next. That content ranks because nothing else answers it, and it attracts exactly the person who is about to transact.

For listing searches, no — and anyone who tells you otherwise is selling something. For neighbourhood knowledge, seller-side questions and your own name, yes, and those produce better leads anyway because the person searching them is closer to transacting.
It depends on your market size and whether you are prepared to contribute local knowledge. If you will not put your actual expertise into the content, hire a paid-ads manager instead — generic real estate content does not rank and never has.
